Sheltered Housing

OD Fire Protection was engaged to carry out a comprehensive fire-door assessment and improvement programme across a sheltered housing development.

Given the needs of vulnerable occupants and the combination of shared areas and individual flats, the property required a thorough compliance audit and precise corrective work. Our role was to ensure that every fire door performed effectively and could deliver dependable protection should an emergency occur.

Sheltered Housing

OD Fire Protection was appointed to inspect, repair and upgrade fire doors throughout a sheltered housing complex.

With vulnerable residents and a mix of communal and private living spaces, the building required a detailed compliance review and targeted remedial work to ensure every fire door provided reliable protection in an emergency.

The Challenge

Sheltered housing needed to improve fire safety across communal areas and individual flats. Routine checks showed that several fire doors were outdated, not closing correctly, or missing essential certification. With residents often elderly or vulnerable, reliable compartmentation and safe evacuation routes were a top priority.

Our SOLUTION

  • Detailed Fire Door Survey

OD Fire Protection inspected all fire doors, including flat entrance doors, communal lounges, corridors, stairwells, and staff areas, assessing gaps, seals, ironmongery, and closing mechanisms.

  • Certified Installations & Remedial Works

    • Installed fully tested FD30/FD60 doorsets where replacement was necessary.

    • Repaired suitable doors by upgrading seals, adjusting closers, and fixing alignment issues to restore full compliance.

  • Low-Disruption Scheduling

We coordinated with scheme managers to ensure minimal disturbance to residents, carrying out work during quieter periods and ensuring safe access at all times.

  • Handover Documentation

The housing provider received full certification, compliance reports, and maintenance recommendations to support audits and safety checks.

The Result

  • Fully compliant fire-door system across flats and communal areas.

  • Stronger fire and smoke compartmentation, improving protection for vulnerable residents.

  • Safer, clearer evacuation routes throughout the scheme.

  • Documentation ready for inspections by local authorities and housing standards teams.
